Buying an apartment in Israel from abroad? Have the price checked before you make an offer.
I have been buying, renovating and investing in Israeli real estate for over 20 years. These days I also check prices for buyers who cannot easily do it themselves from overseas.
For the specific apartment you are considering, I go through the official government record of completed sales, meaning what apartments actually sold for, not what they were listed at. Then I send you a short written report in English that covers:
- what similar apartments on the same street and in the neighborhood actually sold for, and when
- where the asking price stands compared to them
- your full cost of buying: purchase tax, lawyer and agent fees, in shekels and dollars
- the questions worth asking the seller before you sign
You receive it within 48 hours. I am happy to send a sample report so you can see exactly what you get.
The fee is $150 for the first ten buyers (regularly $290), and you pay only after you receive the report.
This is not a formal appraisal. Your lawyer and appraiser remain your professional advisers. The report is meant to help you negotiate with real numbers.
